Permits & rules in Tarrant County.

Do you need a permit for a shed in Fort Worth?

Inside Fort Worth city limits, plan on it. The city's residential permit guidance says all storage buildings require a building permit, approved before the building goes in. Don't count on a small-shed exemption the way you might in other cities.

How big it can be depends on your lot

Fort Worth zoning caps the total size of non-habitable accessory buildings (storage sheds, storage buildings, workshops) by lot size: up to 120 sq ft on lots under 5,000 sq ft, 200 sq ft on lots of 5,000 to 9,999 sq ft, and 400 sq ft on lots of 10,000 to 21,779 sq ft. For larger lots, check the current limit with the city.

That cap covers all of them combined, so a shed you already have counts against it. Garages and carports aren't included, and loft space isn't counted. On a typical 5,000 to 9,999 sq ft lot, that means a 10x20 (200 sq ft) is the largest storage building allowed, and only if you don't already have one. Tell us your lot size before you order and we'll help you pick a size that fits.

Where it can sit

Storage buildings can't go in the front yard. They need to sit behind the back wall of the house, or at least 75 feet from the front property line, whichever is less restrictive. Side and rear setbacks and easements vary by zoning district and lot, so confirm placement before delivery day. Moving a building afterward is expensive.

Metal buildings and electricity

The city asks for engineering on accessory buildings made of metal. If your building is getting power, the electrical work needs its own electrical permit, separate from the building permit, typically pulled by a licensed electrical contractor.

Outside city limits and nearby towns

In unincorporated Tarrant County, the county says it does not issue building permits and has no zoning for single-family property. If your land is in a FEMA floodplain, you'll need a free county floodplain permit before the building goes in, and deed restrictions and HOA rules still apply.

Arlington, Burleson, Benbrook, Aledo, Weatherford and the other towns around Fort Worth each set their own rules, and some are in other counties. If your address isn't inside Fort Worth city limits, check with your own city.

This is based on our own research and years of delivering buildings in the Fort Worth area. Codes change, and requirements vary by neighborhood, zoning district, and property — and your HOA may have its own rules on top of the city's. Always confirm with the city and your HOA before you buy.

We Can Help

Permit pull assistance

Permits are the part most people dread, so we have someone who does them for a living. For a flat $450, our permit assistant handles as much of the process as anyone but you can handle — pulling the building specs, finding out what your city actually wants, filling out the application, submitting it, and staying on the phone with the city until it is approved.

What we do

  • Contact the city and find out exactly what they require for your building at your address
  • Assemble the building specs, dimensions, and construction details from our side
  • Complete and submit the permit application
  • Handle the back-and-forth with the city through review, including any revisions they ask for
  • Keep you posted along the way instead of leaving you to chase it

What it doesn't cover

  • The city's own permit fees — those are paid directly to them and vary by city
  • Documents only you can provide: property survey, deed, plat, site plan, HOA approval
  • The $450 is non-refundable, since it pays for the assistant’s time whether or not the city approves
  • If it becomes clear a permit isn't realistically obtainable, we'll talk it through with you rather than keep burning hours

$450 — our fee only, separate from the city's permit fees.

Some cities require stamped engineered drawings for a building of this type. That is sometimes possible to obtain, but it is a separate cost that can run into the thousands and it is the customer’s expense. We never go down that road without talking to you and getting your agreement first.

Questions

Fort Worth shed FAQ.

Do I need a permit for a shed in Fort Worth, TX?

Inside city limits, plan on it. The City of Fort Worth's residential permit guidance says all storage buildings require a building permit, approved before the building goes in. Outside city limits, in unincorporated Tarrant County, the county does not issue building permits for single-family property.

How big of a shed can I put on my lot in Fort Worth?

It depends on your lot size. Fort Worth caps non-habitable accessory buildings at 120 sq ft on lots under 5,000 sq ft, 200 sq ft on lots of 5,000 to 9,999 sq ft, and 400 sq ft on lots of 10,000 to 21,779 sq ft. The limit is for all of them combined, so a shed you already have counts.

What size shed fits a typical Fort Worth lot?

On a 5,000 to 9,999 sq ft lot, the cap is 200 sq ft in total: up to a 10x20, if you don't already have another storage building. Garages and carports don't count toward it, and neither does loft space. Tell us your lot size and we'll help you pick a size that fits.

Where can I put a shed on my Fort Worth property?

Not in the front yard. The city requires it to sit behind the back wall of your house, or at least 75 feet from the front property line, whichever is less restrictive. Side and rear setbacks depend on your zoning district and lot, so confirm placement before delivery.

Do I need a permit for a shed outside Fort Worth city limits?

Usually not from the county. Tarrant County says it does not issue building permits and has no zoning for single-family property in unincorporated areas. If the land is in a FEMA floodplain, you'll need a free county floodplain permit first. HOA and deed restrictions still apply.

I live in Arlington, Burleson or another nearby town. Do Fort Worth's rules apply?

No. Each city around Fort Worth sets its own permit and size rules, and some, like Burleson and Weatherford, are in other counties. Check with the city your address is in.

Does my shed need a separate permit if it has electricity?

Yes. In Fort Worth, electrical work needs its own electrical permit, separate from the building permit, typically pulled by a licensed electrical contractor.

Do you handle the permit for me?

We offer paid permit pull assistance, where our permit assistant does as much of the process as anyone but you can do. The permit is still issued to the property owner, and some documents can only come from you.

How long does delivery to Fort Worth take?

Plan on 2–3 weeks from order, and up to 4–5 during busy periods. We're about 60 miles away in Itasca, so the drive isn't the holdup; the build sets the timeline.
