Do you need a permit for a shed in Waco?

Inside Waco city limits it comes down to size. The City of Waco does not require a permit for a detached accessory structure under 200 square feet. Anything larger needs a Residential Accessory Structure permit, and all detached carports need one regardless of size.

In practice that means smaller storage buildings — 10x18 and below — usually go in without a permit, while most workshop, garage, and cabin shell sizes will need one. We can tell you which side of that line your building falls on before you order.

Electrical is permitted separately

If your building is getting wired, the City requires that electrical work be permitted by a licensed electrical contractor, independent of the structure permit itself.

Outside city limits is different

In unincorporated McLennan County there is no county zoning enforcement, and the county states it does not have inspection authority or responsibility for residential construction. Rules still apply for things like septic and floodplain, but the permitting picture is generally much simpler than inside the city.

Placement matters as much as the permit

Setbacks from your property lines, easements, and utility access all affect where a building can legally sit. Those vary by zoning district and by lot, so confirm placement before delivery day — moving a building afterward is expensive.

Some cities require stamped engineered drawings for a building of this type. That is sometimes possible to obtain, but it is a separate cost that can run into the thousands and it is the customer’s expense. We never go down that road without talking to you and getting your agreement first.
