Buying & Decisions
Can I Get Ag Tax Exempt on an Animal Shelter?
No, we can't sell animal shelters as ag tax exempt at the time of purchase. That option used to be available, but too many people were abusing it, so it's no longer allowed on our end.
That doesn't mean you're totally out of luck. We believe there's a process where you can pay the tax up front, then file for a refund later if you can prove the building is being used for agricultural purposes. We haven't gone deep into the details of that process, so if this matters to you, it's worth doing your own research or talking to your county appraisal district or a tax professional before you buy.
Why it matters
If you're a rancher or farmer, ag exemptions can add up. Knowing upfront that you'll pay full tax at purchase helps you budget correctly instead of getting a surprise on the invoice.
It also helps to know your options. If a refund process exists, planning ahead (keeping receipts, documenting how the shelter is used) could save you money down the road, even if we can't apply the exemption directly.
Real examples
Full Tax at Purchase
When you order an animal shelter from us, sales tax is charged in full, just like any other building. We don't have a way to remove it based on ag use.
Refund Route, Not a Discount Route
If a refund exists, it likely works after the fact. You pay tax at purchase, then file paperwork with proof of ag use to try to get some of it back.
Why the Rule Changed
Ag exemptions on shelters used to be offered directly. Some buyers used the exemption for buildings that weren't actually for agricultural use, so the option was pulled statewide for sellers like us.
Common mistakes
- Assuming any animal shelter automatically qualifiesJust calling a building an "animal shelter" doesn't make it exempt. Ag exemptions depend on actual use and paperwork, not the building type alone.
- Expecting us to apply the exemption at checkoutWe're not able to remove sales tax for ag use at the time of sale anymore. Budget for full tax price when ordering.
- Not researching the refund process before buyingIf you think you qualify for a refund later, look into the requirements ahead of time. Waiting until after the sale to figure out what proof you need can cost you time and paperwork headaches.
