Understanding Our Cabin Shells: In-Depth Look Into Options And Process

1. Customization and Options

Our cabin shells are built to fit your vision. As the name suggests, we construct the outer "shell" of your cabin but also offer optional interior features you can add. Think of it as a jumpstart on your dream cabin, giving you the freedom to finish the interior at your own pace and within your budget. Whether you DIY or hire a contractor, you'll save significantly compared to buying a fully finished cabin. Here’s what you can customize:

Sizes & Styles: 

Our cabin shells are offered in sizes from 12x20(240sqft) and going up in two feet increments up to 20x60(1,200sqft). All 20ft wides are limited to built onsite, the largest built in shop and then delivered is 18x60(1,080), we will go further in detail about that later. 

Exterior Finishes: 

We offer three main siding options for our cabin shells. First one is the regular LP Smart Side siding that is very popular for storage buildings, but we also offer the board and batten style and lap siding. All of them are engineered lumber panels and we use LP siding products to ensure quality and durability of your walls. You can choose your paint color out of our color chart or even order a custom color if you know exactly what paint color you want. We order our paint from Sherwin Williams. 

For a roof material you can choose between metal or architectural shingles…there is a wide range of colors you can choose from for metal and we offer black and weathered wood or custom shingle colors. 

Windows & Doors: 

When it comes to windows and doors we offer a wide range of options of the most popular sizes and you can place them wherever you want. Windows come in popular sizes like 2x3, 3x3, 3x4, 3x5, and transom windows. For doors we offer the normal 9lite doors, french doors, and solid doors. You can also choose where to place them and the direction in which the door will swing open. 

Porches & Lofts: 

We also offer different options for porches if you want to add character to the building or also keep the main door under roof. 

Cottage Porches:

These are built usually to the “side” of the building when the front door is on the long side. They can be built 4ft or 6ft deep and all across the full length of the cabin.

Cabinette or Inset Porches:

These porches are built into the main building, and they can be added to any part of the cabin and whatever size you want. Most common is to add a small one in a corner or full end to make it look like a cabin.

Insulation, Electrical And Interior Options: 

There are also several options for the interior of the cabin shell if you want us to get you closer to the finished project, those are... 

Interior Wall Framing:

We can do the rough framing of all your interior walls. 

Electrical:

We offer full custom electrical packages for your cabin shell, you will only have to connect the fixtures once the interior is finished. 

Insulation:

We have spray foam installers that we can have them insulate before we deliver and set up your cabin. You can choose what areas and kind of spray foam you prefer and fits your needs the best.

 We’ll guide you through available options to ensure your cabin is exactly what you envision.

Floor Plan Design: 

One great and useful feature that we offer to our customers that want to purchase a cabin shell is a great detailed floor plan design. We will work with you in design to make sure all your appliances and furniture will fit in your design and also make sure all windows and doors are located strategically to fit your design and layout. This is something we haven’t heard any other company offer on partial finished cabins.

2. Order Process

Ordering a cabin shell is straightforward:

Design Consultation: 

Share your ideas and needs with us. A sales person is going to provide you with all the prices and questions that you need. Communicate with him all your preferences to make sure you get what is better for you.

Quote & Approval: 

Receive a detailed quote and finalize your design. Your sales person will write you a quote on the cabin and work through the design and layout until you are happy with it.

Deposit & Schedule: 

Place a deposit, and we’ll schedule your build. There are three main options for purchasing your cabin…

Purchase Outright:

We require 25% upfront and the remaining balance after completion.

Rent To Own:

There are some limitations with this no credit check payment method but most of the time the down payment is two monthly payments upfront.

Financing:

This will depend on your credit score but anywhere from 0%-20% down is required.

Build Time: 

Your cabin shell is carefully constructed by skilled craftsmen. Usually takes about 2-3 weeks to get your cabin shell ready to be delivered.

Final Payment: 

Pay the remaining balance after completion and everything is completely done.

Throughout the process, our team ensures transparency and keeps you updated as well as making sure your cabin is in mint condition after delivery.

3. Building Specifications

Our cabin shells are built to last, here is a little more about what materials we use…

Durable Materials: 

Constructed with premium-grade lumber, metal, shingles, or composite materials.

Framing: 

Walls are framed with 2x4’s every 16 inch on center and the roof with 2x6’s also 16 inch on center. We frame your cabin shell to be finished in the interior so we use extra lumber and dead wood to make sure you can finish the interior without adding a lot of extra lumber and framing.

Custom Roof Pitches: 

Standard roof pitch is 7/12 to give you a more house look instead of shed look. You can also upgrade this to 8/12 if you want to increase the roof pitch even more. On our cabin shells we also extend the overhang on gable ends to be 6 inches instead of 4 inches on storage buildings.

Weather-Resistant Exteriors: 

As standard we use house wrap on all the walls to protect your building from moisture and weather. We go the extra mile in the industry by adding a layer of OSB under the siding on all cabin shells and installing the windows before the siding for more water proofing. 

Interior Framework: 

A clean slate for insulation, drywall, or any finish you desire.

Every detail is crafted with care to ensure your cabin stands the test of time. All the lumber is placed 16” on center as standard which makes it easy for you to finish the interior with whatever material you choose.

4. Delivery Method and Requirements

We ensure a smooth delivery or on-site construction experience:

Delivery: 

Most cabins are transported fully built via our specialized trailers and portable building equipment and experienced drivers.

Access Requirements: 

A clear path with at least 2 feet of extra width beyond your cabin size, and enough height clearing. Make sure of this in your property as well as the smaller roads around the property. Your sales person can communicate with you to make sure all this is met.

Setup: 

Once in the spot we will set up the cabin on a concrete block foundation at your choice of height unless you have a concrete pad. If you haven’t done plumbing and want to have access under the building we recommend blocking up about 2ft. We will provide all the blocking necessary. 

On-Site Builds: 

When delivery fully built isn’t possible, we construct the cabin at your location. This will add an onsite fee of 15% but a crew will take all the materials and build the cabin from scratch in the spot.

 Space Needs: 

Ensure at least 4 feet of clearance around the site. This way the builders can work around the cabin.

 Material Access: 

Easy access for materials and tools expedites the build. Even if the cabin is not coming in fully built we need to be able to bring all the materials to the site on a truck and trailer.

5. Delivery Expectations

Here’s what to expect once your cabin is ordered:

Scheduling: You will get a scheduled delivery date 2-3 business days from the day you order, usually delivery is arranged 2-4 weeks in advanced, with updates if weather impacts timing.

Confirmation: 

You’ll receive a call 1-2 days before delivery to confirm readiness.

Day of Delivery: 

For fully built cabins, we’ll transport and set them up in the agreed spot. For on-site builds, our crew arrives with all materials to begin construction.

While we take every precaution to minimize impact, be aware of potential lawn or driveway disturbances, especially in wet conditions.
